The housing and transfer registers

There are two registers or lists we keep of people who want a housing association home. The Transfer Register, which is for existing tenants of London & Quadrant Bexley Homes and Orbit South Housing Association Homes. The Housing Register, which is for people who want to become a housing association tenant. Most of the people on this list are living with family or friends or are in private rented accommodation.

The bands

There are 4 bands for those on the Transfer Register and 5 bands for people on the Housing Register. The following tables describe the bands in more detail:

Very serious health problems requiring urgent assistance

Social

Households known to Social Services and supported for urgent housing

Other urgent transfers

Racial or other harassment putting an applicant’s life or well being at serious risk and any other circumstances that will necessitate an urgent transfer

Under occupiers

People that are in homes that are too large for them by 2 or more bedrooms

Successors

Relatives left in a property after the tenant has died who have a statutory right to the tenancy but would be in a home that is too large for them

Two

Redevelopment or poor condition home

The present property needs extensive renovation or repairs or redevelopment

Three

Medical & Social Care

Serious health problems but not as urgent as Band One

Older people who are isolated and need sheltered housing

Under occupiers

People that are in homes that are too large for them by 1bedroom

Severe overcrowding

People that are short of 2 or more bedrooms

Four

Lower need

Any other tenant

Closing or demolition orders

People that are in homes in a dangerous condition

Relatives left in a property after the tenants has died who are not entitled to the tenancy but have a legal right to be helped with another property

Two

Other urgent needs

Applicants accepted for housing under the Housing Act 1996

Three

Medical & Social Care

Serious health problems but not as urgent as Band One

Older people who are isolated and need sheltered housing

Severe overcrowding

People that are short of 2 or more bedrooms

Other harassment

Less urgent cases where another applicant can be housed in return

Key workers

People such as teachers or nurses who cannot afford to buy or rent privately

Four

Other applicants living in Bexley

All other local people

Five

Out borough applicants

Out borough applicants including those referred under housing mobility schemes by other councils
