Building Control
Building Notices
There
are two ways of making a Building Application, Full
Plans or Building Notice. The main features of a Building Notice are:

It is best suited
for small, uncomplicated works.

It cannot be
used for Designated buildings and subject to the work place regulations, buildings
within 3m of a sewer or fronting a private road.

It initially
requires only the submission of a block plan showing the proposals in relation
to existing buildings, boundaries and adjacent streets together with two copies
of Building Notice application forms (remember as much information should
be submitted as possible).

Separate notice
is required 48 hours before work commences.

No decision notice
will be issued.

One fee is payable,
after the work commences.
-
More emphasis
put onto site work and your builder – this might mean that work will
need to be removed or altered if it does not comply.

Expires three
years after being submitted.

May not be accepted
by some lending bodies.
Charges
All
submissions under the Building Regulations attract a charge with the exception
of works being carried out for the benefit of a disabled person. You
can find out about the current level of charges here. You
may apply online for Building Notice only (not available for full plans).
