Full Plans Application
When making a Building
Application, there are two ways of achieving this - Full Plans or Building
Notice.
Listed below are the main features of a Full Plans submission.

They can be
used for ALL types of building work.

They require
two copies of plans to be deposited (four copies for designated buildings)
together with two copies of Full Plans application forms (four in the case
of Designated buildings).

Fees are payable
in two stages: first at time plans are deposited and second following first
site inspection.

They can take
up to five weeks (two months if agreed) for decision.

Provided you
follow the approved plans you are normally assured that when inspections
are carried out, the work will comply.

Amended plans
can be submitted, provided the scheme remains substantially the same.

Approval notice
expires three years after being submitted..
The alternative is
to use a Building Notice.
Charges
All submissions under the Building Regulations attract a charge with the exception
of works being carried out for the benefit of a disabled person.
Charges are subject to VAT at the current
rate, with the exception of the Regularisation
Certificate charge.

Submitting an application
You may submit a Full Plans application online if you are able to provide electronic copies of your drawings. Once your application is submitted we will contact you to advise you of the fee required. The fee will need to be paid before we can validate your application.
