Property Services Division

Our principal role is to provide a professional property service to Bexley Council although since February 1998, we have also provided property advice for both the London & Quadrant (Bexley) and Orbit (Bexley) Housing Associations.

The services we provide include:

Strategic property advice.
A comprehensive estate management service involving a wide variety of professional work such as the grant of leases and licences, negotiating rent reviews and lease renewals, granting consents for assignments, change of use, alterations etc. and the general management of the lease/licence responsibilities of the Council's property portfolio.
Valuations including, statutory valuations such as those under the right to buy scheme, right to acquire, fire insurance valuations, capital valuations and rating.
Development appraisals and feasibility studies to enable land and property to be strategically assessed and ensure that the maximum potential of property assets is realised.
Acquisitions in support of various policy objectives either by agreement or the use of compulsory purchase powers.
Disposals to generate capital receipts from the sale of surplus property assets involving, the preparation of property particulars, marketing, negotiating terms, instructing solicitors and overseeing the project to completion.
Planning and Regeneration, playing a leading role in promoting and negotiating new development initiatives in accordance with the Council's policy objectives.
